The initial consultation consists of meeting with you and exploring your desires and requirements of your future home. We help you in identifying key features and incorporate your ideas to make your home how you want it.
Plan & Design
Planning and designing your home is a critical part in incorporating your vision and creating a blueprint to follow. Once you have approved our proposal, we will begin designing the plans and will create a schedule to build the home of your dreams. This phase typically takes 4-6 months.
Lot and Build Site
Location, location, location. We can help you find the best suitable lot to build your home, taking in the best views Southern Arizona has to offer. This can be optional, if you already have a lot. We then identify, recommend, and wait for your approval of the best layout for the build site, considering the surrounding views and environment.
A Firm Estimate
With the design, plans and lot location complete, a cost estimate can be established. This cost estimate establishes the budget based on various stages of the construction process, including construction assemblies, systems, and materials. This process typically takes 6-8 weeks.
With the cost estimate completed, we can help you by recommending lenders in the local area familiar with the custom home building processes if you need request a loan to build the custom home of your dreams or to make major modifications that you want to make to the inintial plans.
A contractual agreement will be written between Niles Custom Homes and the client.
Custom Home Permits
Once the contractual agreements are in place, and the architect and design team have completed the blueprints, they will file and obtain the building permits. Niles Custom Homes will be responsible for liaison between the building inspectors, governing jurisdictions, and the design team. .
Niles Custom Homes will be responsible for managing the job site, obtain all necessary approvals, and schedule inspections. Niles will be responsible for ordering, checking, and accepting all building materials prior to installation. A monthly cost progress report will be generated and communicated with the client. This will show the progress of the home, in cost and time schedule, along with milestones reached. Any issues related to the building project, will be communicated promptly to the client for solutions and recommendations. Niles Custom Homes and the designer will review the completed project for any deficiencies. Any issues will be resolved to satisfy the client. Once complete, submission for final inspections and approval from the city for the certificate of occupancy will be provided, and the home will be delivered to the owner.
